Where will you work?

This role has some flexibility to work mobile, however you will be required to work in the Bracknell Office X2 days per week, or you may be required to visit any of our services across the country. Therefore you should be aware at times extensive driving may be required. 

Overview of the role

  • To be fully responsible for the maintenance of the existing estate whole portfolio with respect to planned maintenance; response maintenance & emergency maintenance
  • To provide and maintain the highest possible standards for the built environment and associated services within CHOICE Homes, including their external environment & garden areas.
  • Develop & maintain effective communications with ALL Staff; Service Users; Visitors & Contractors.
  • To fully ensure, understand manage and maintain a cost-effective approach to Maintenance.
  • To be the H&S lead for statutory compliance throughout the estate.
  • To ensure that all Service Users environments and personal equipment are maintained and repaired to the highest possible standard.
  • To ensure that the Home(s) as a whole, and all items of CHOICE equipment are maintained and repaired to the highest possible standard.

Key duties

  • To take full responsibility for the day-to-day management & coordination of the Maintenance Team and Lead Operatives.
  • To regularly visit the Homes and to be responsible for the overall quality of the property & the living environment.
  • To take overall responsibility for the financial planning & control of the Maintenance teams, including budget production & control, procurement of third-party services.
  • To manage the planning, programming and control of the works carried out by both the Maintenance Operatives and Third-Party Contractors, to achieve a high-quality work programme.
  • Engage with external contractors to support the delivery of services to ensure that external contractors provide value for money and resident focused services.
  • Oversee the coordination & apportionment of Out-of-Hours Call Outs & Overtime.
  • Provide expert technical advice to team on property repair issues.
  • To manage & control the recruitment of and to provide & support adequate training to, the Maintenance Department, for tasks that are required to carry out now & in the future.
  • To ensure that all Health and Safety aspects are adhered too through training and toolbox talks and that all operatives have adequate PPE where required.
  • Ensure that our Homes are compliant for property related matters and take a lead in the overall responsibility of Water Hygiene. 

Personal attributes

  • Have at least 15 years’ experience in either the Construction Industry or a Property related Industry.
  • Hold a recognised Health & Safety Qualification at a higher than basic level.
  • Hold a recognised Professional Qualification - RICS preferred.
  • Established experience in a Maintenance Management Role, for a minimum of 5 years.
  • Established experience in a Maintenance Management Role for a Care; Social Care or Healthcare Company, for a minimum of 3 years.
  • Very familiar with Health and Safety legislation in the context of Building Maintenance.
  • Fully computer literate, with a good working knowledge of Microsoft: Outlook; Excel & Word, as a minimum.
  • Knowledge of and experience in using building & property related statutory documents e.g. Building Regulations, Planning Act & the Regulatory Reform Act.
  • Budget & Financial Control Experience on a range of Building/Maintenance Projects.
  • Willingness to travel to all Choice Care Group Homes
  • Ability to work on own initiative with minimal supervision and direction.
  • Experience of leading and motivating teams. Dealing with underperformance and the reward of overperformance.
  • Excellent communication skills.
  • Ability to work & interact within other people’s living environments.
  • Able to work in and around Service Users with some challenging behaviours.
  • Full Driving Licence.
  • Willingness to undertake relevant training and obtain qualifications to fulfil the requirements of this post
