Lettings Property Manager (MAAT Cover, 12-month Contract)

Location: South-end on Sea, Essex

Reports to: Head of PRS

Salary: £24,000- £27,000 DOE

Hours: Mon-Friday 9:00 - 5:30. This role is 100% office-based. 

We are looking for a dedicated Lettings Property Manager to join our clients team and support their lettings department in effectively managing the rental stock. This company  Key Responsibilities
  • Utilities Management : Ensure meter readings and movements are updated on the utility portal, audit and challenge incoming invoices, and process payments as necessary.
  • Service Charge Management: Manage incoming service charge invoices, ensure budget accuracy and end-of-year accounts, and update system files. Process incoming invoices for payment.
  • Insurance Documentation: Collate and log buildings insurance certificates, ensure properties are adequately insured, and chase outstanding documents.
  • Daily Banking Process receipts and report on daily banking activities.
  • Property Management Support: Answer calls, log and instruct maintenance issues, handle account and lettings enquiries, and prepare and send rent cards.
  • Ad Hoc Duties: Perform additional tasks as required to ensure the smooth running of the Lettings Department.

This role is pivotal in ensuring prompt and accurate invoice processing to avoid late payment penalties and providing comprehensive support to the Lettings Team, maintaining high levels of customer satisfaction through effective client liaison.

Essential Skills:

  • Minimum 2 years experience in the Property Industry
  • Previous experience within lettings or block
  • ARLA
  • Driving license 
  • Exemplary customer service skills
  • Attention to detail and strong organisational abilities
  • Proficient in IT (Word, Excel, email)
  • Team player with a strong work ethic
  • Ability to multitask and manage time effectively in a high-pressure environment

Desirable Skills:

  • Advanced proficiency in Word, Excel, and email
  • Knowledge of property-based software, preferably MRI Qube PM software
Education
  • ARLA Property Mark Level 2 qualification
  • GCSE Maths and English (grade C+)
