This role will find you responsible for leading all commercial activity on a major, highly complex project with a cost allocation of around 300M. The project currently sits at RIBA 1, with construction anticipated to commence in late 2026 / early 2027. The form of contract will be NEC. 


As the Commercial Manager, you will be responsible for leading your team across the development stages of the project. You will procure all professional services providers and the Main Contractor and then oversee all post contract, working all the way through to bringing the asset into use.

A snapshot of some of your core responsibilities:
  • Lead and manage the commercial team across the project to achieve desired business outcomes.
  • Lead the development of the commercial team; set standards, manage, motivate, coach and mentor staff within the team. Recognise talent and assist in the development of those with high potential.
  • Lead change control for the project and support resolution and compliance with contract requirements and timescales.
  • Support the tendering and evaluation process including selection of appropriate procurement strategy and contract, and production of pre-tender estimates.
  • Lead the production, and delivery to, Monthly Cost Forecasts (expected to be within a 5% accuracy band month-on-month) using the cost plan, activity schedules and referencing the project schedule.
  • Lead the development and maintenance of accurate project cost plans and cost estimates throughout the project lifecycle to support the governance and procurement processes, including the Risk Drawdown process.
  • Lead formal project cost reviews to ensure alignment of the cost plan and programme, action and investigate deficiencies.


To be successful in this role you will:
  • Will be educated to HND or Degree level or equivalent in quantity surveying
  • Have demonstrable experience in working as a Lead Senior Quantity Surveyor, Associate Director or Commercial Manager on larger projects (say 50M+)
  • Have excellent working knowledge of the NEC form of contract, although other contract forms would be considered
  • Have demonstrable experience in leading, mentoring and developing teams
  • Be well versed in working with large teams, and managing a large and diverse set of stakeholders


On offer is a salary of around 95,000 per annum along with a generous benefits package which includes the 20% bonus, a cash/travel allowance, private medical insurance, rail discount and an enhanced employer pension contribution.
