Position Details:

Location: Liverpool

Reports to: Group's Maintenance Manager and General Manager (GM)

Working Hours: Monday to Friday, 8 am to 5 pm, with additional hours as required by the business and emergencies

Role Overview:

They are seeking a skilled Maintenance Supervisor to independently manage the daily maintenance of their Liverpool building, supported by the group’s Maintenance Manager and the site’s General Manager. You will be responsible for maintaining the highest standards of the building, grounds, and physical plant, with a focus on safety, security, asset integrity, and resident well-being.

This role requires a competent, reliable, and trustworthy maintenance supervisor interested in property management and ready to tackle both the successes and challenges it brings. Good communication skills and the ability to interact effectively with different individuals are essential.

Ideal Candidate: The ideal candidate will have experience in property maintenance, construction, and decoration, with strong technical skills, attention to detail, self-motivation, versatility, creativity, and organizational skills. Your goal will be to ensure that the facilities are consistently in a safe and well-maintained condition.


Key Responsibilities:

  • Conduct routine and preventive/reactive maintenance throughout the building, grounds, structures, and plant room to uphold the highest standards of repair and cleanliness in all areas.
  • Identify and perform repairs and maintenance tasks to a high standard, including plumbing, joinery, carpentry, painting, and decorating.
  • Ensure timely completion of the PPM (Planned Preventive Maintenance) Schedule, including checks of lifts, boilers, and other equipment, while maintaining accurate records.
  • Adhere to safety regulations and company policies, and follow standard operating procedures (SOPs).
  • Communicate daily activities and report any serious maintenance problems, unusual findings, or safety hazards immediately to the Maintenance Manager and GM.
  • Complete maintenance tasks assigned by site management or through the property management system (PMS).
  • Conduct daily inspections of public areas and plant rooms, as well as periodic inspections of building systems (e.g., ventilation and heating) to identify issues and determine necessary maintenance.
  • Prepare weekly maintenance schedules with the GM, especially in preparation for move-ins and move-outs.
  • Maintain maintenance inventory and requisition parts and supplies as needed.
  • Be available on-call and respond promptly and efficiently to emergencies, including attending the site outside of normal working hours if required.
  • Ensure repairs are completed in-house whenever possible. If not, obtain multiple quotes and select contractors accordingly.
  • Report work-related accidents or other injuries immediately to the GM, and ensure that accident and near-miss books are up-to-date and accessible.
  • Regularly test and manage the site’s safety systems, such as the fire alarm and emergency lighting.
  • Follow property-specific procedures for handling emergency situations, such as fire evacuations.
  • Build and maintain positive working relationships with others, fostering a team environment, and actively listening and responding to concerns.
  • Perform other reasonable job duties as requested.


Background & Skills:

  • Previous experience as a maintenance supervisor or in a similar role in property management.
  • Technical knowledge of all building systems, including electrical, plumbing, heating, and ventilation.
  • Knowledge of Health & Safety regulations.
  • Excellent planning, organization, problem-solving, and decision-making skills.
  • Ability to work under pressure.
  • Outstanding customer service and interpersonal skills, with an upbeat and can-do attitude.
