The Role:

Our client is seeking an experienced and hands-on Construction Project Manager with at least 10 years of industry experience to join their Property & Development team. This role is critical to the successful expansion and refurbishment of their leisure facilities. The ideal candidate will have a proven track record in managing construction projects within the retail and leisure sectors and possess excellent communication and reporting skills. The Construction Project Manager will be responsible for overseeing multiple projects, ranging in value from £50k to £500k, from inception to completion, ensuring all aspects are delivered to the highest standards. The role will be field-based, with regular national travel required.

The Responsibilities:

Project Management: Lead and manage all aspects of construction projects, including planning, design, procurement, construction, and handover.

Consultant Coordination: Obtain fee proposals, appoint, and coordinate consultant teams such as architects, structural engineers, and other professionals.

Documentation: Write detailed briefs and scopes of work for consultants and contractors, ensuring clear and comprehensive project documentation.

Tendering & Contracts: Manage the tendering process, negotiate contracts, and appoint contractors, ensuring the best value and quality.

Site Management: Conduct regular site inspections, prepare progress reports, and oversee defects inspections and handovers.

Health & Safety Compliance: Ensure all projects comply with Health & Safety and statutory requirements, including building control.

Budget & Cost Control: Develop, monitor, and control project budgets, ensuring cost-effective solutions without compromising quality.

Hands-On Approach: Be actively involved in all aspects of the project, from documentation to on-site delivery, ensuring projects meet their objectives.

Multi-Project Management: Efficiently manage multiple projects simultaneously, with budgets ranging from £50k to £500k initially, with exposure to larger and more complex projects.

Reporting: Provide regular updates to the Head of Property Development on project progress, budget status, and any significant issues.

The Person:

Experience: Previous extensive construction project management, with a preference for candidates with retail and leisure experience.

Skills: Strong leadership, organisational, and communication skills with the ability to manage multiple projects simultaneously.

Technical Knowledge: Proficient in project management software and a solid understanding of construction processes, building regulations, and Health & Safety requirements.

Flexibility: Willingness to travel nationwide on a regular basis (weekly) as required by project demands.

Problem Solver: Ability to think on your feet and handle complex situations with ease.
