Design Manager

We are currently looking for a Design Managers for the business located in Romford, Essex.

This business unit specialises in commercial, residential, education and healthcare projects. These will mostly be new build but may also feature some refurbishment.

They also work with a range of private, public sector and local authorities. 

Role Overview:

You will be responsible for the management and delivery of design information in accordance with the agreed design programme and deliverable schedule. You will be responsible for ensuring that our appointed design consultants carry out their duties in line with their appointment.

This is an important role within the business and, working with colleagues, provides vital support to construction teams in the management of all aspects of the Royal Institute of British Architects (RIBA) Plan of Work.

Role / Responsibilities include but are not limited to:

  • Agree appointment and scope of service for Design Team.
  • To ensure translation of the Clients Brief/ER’s into a cost effective and commercially viable solution.
  • To ensure all projects are implemented effectively by the Design Managers.
  • Clear communication of expectations for design deliverables with designers and Design Managers
  • Review all design issues relating to GA’s.
  • Review compliance with Building Bulletins and other statutory regulations.
  • Review ER’s in line with Contractor’s proposals.
  • Liaison with the Commercial Team for cost checking
  • Monitoring of design & resolution of technical queries
  • Review design deliverables and design programmes – Ensure optimum progress based on the available resources.
  • Review Web Portal Requirements
  • Assist with procurement and construction programmes.
  • Chairing design team meetings when needed.
  • Review compliance of design against Employer’s Requirements/ Specs/Contractors Proposals/Budget
  • Input into VE and design change.
  • Chair Design reviews and presentations to Client Teams
  • Ensure the DM monitor design changes and change control.
  • Coordinate and communicate with the Estimating, Surveying and Construction departments throughout the development process.
  • To constantly monitor all design information against budgetary allowances and report any variances to the Head of Technical.
  • To ensure technical trackers and reports are kept up to date by Design Managers.
  • To keep the Head of Technical appraised of all current projects by means of a monthly design report.
  • To resolve all day-to-day problems as they arise by providing solutions and, where appropriate, liaising with the Head of Technical for approval
  • To support the appointment of external consultants to ensure compliance with the brief within a detailed formal appointment.
  • Liaise with Client and Key Stakeholders
  • Ensure Consultant appointments get completed on time and correctly.
  • Lead Client meetings during Bid Phases
  • Agree Design Changes with Client

What are the essentials for this role (Ideal Experience):

Experience, Knowledge, Personal Specification and Qualifications

Able to programme design works

Understanding of design requirements for procurement and construction purposes and of contractual requirements of the contracts

Ability to drive issues through to completion, motivate and manage and support and train employees.

Knowledge of methodology and sequencing process in delivering a construction project including design and pre-construction activities.

Relevant knowledge of building legislation and construction industry knowledge

Education, Healthcare, Leisure, Commercial / Private & Public Sector Knowledge/Experience
