About the Role:
Gap Construction is seeking an experienced Senior Project Quantity Surveyor to join a successful drylining contractor in Stratford, London. The ideal candidate will be commercially responsible for their assigned project, ensuring it is delivered on time and within budget while collaborating closely with the Project Manager.

Key Responsibilities:

  • Issue the CVR monthly in line with the reporting schedule and attend CVR meetings.
  • Advise the Regional Commercial Manager on any anticipated labour cost discrepancies.
  • Negotiate and agree on valuation schedules with the main contractor.
  • Participate in estimating and handover meetings, setting start and target margins.
  • Recalculate profit margins and carry out monthly cost-to-complete analyses.
  • Manage the Risk Register and ensure sub-contractor contra-charges are accurately handled.
  • Prepare and submit Applications for Payment on time each month; review and check subcontractor applications.
  • Report at internal site progress meetings and ensure all variations are correctly documented and submitted.
  • Monitor material usage against estimates and ensure walls are MDL in Roger each month.
  • Prepare cost budgets and monitor spending, addressing variances at CVR meetings.
  • Walk the site weekly with the PM to assess progress, variations, and any issues.
  • Produce sub-contract documentation and agree on the value of variations with the Principal Contractor.
  • Ensure the contract is correctly administered from a commercial perspective, including managing certifications and responding to delays or other issues.
  • Write and produce extensions of time, prolongations, accelerations, and disruption claims.
  • Lead and manage direct reports, providing direction, feedback, appraisals, and career development in line with the People Strategy.
  • Train and mentor less experienced staff, helping them develop core capabilities and advance their careers.
  • Ensure that company values are upheld by all direct reports.

Person Specification:

  • Qualifications: NVQ4 or Surveying Degree (or working towards one), CSCS Card.
  • Experience: 2-4 years as a Project or Senior Quantity Surveyor in a subcontracting or principal contracting environment, with commercial responsibility for projects or packages, preferably in a finishing trade.
  • Technical Expertise: Strong understanding of priced works, day works, and site-based paperwork (CVI, PI, RFI, VO, QA). Solid contractual awareness and knowledge of construction drawings.
  • Communication Skills: Ability to build positive relationships, influence others, and adapt communication to the needs of the audience.
  • Financial & Business Acumen: Understanding of business economics, client markets, and the impact of actions on costs and profitability.
  • Achievement Focus: Driven, proactive, and willing to take ownership of tasks, challenge the status quo, and adapt to change.
  • Interpersonal and Team Skills: Strong teamwork abilities, respect for diversity, and a collaborative approach to problem-solving.
  • Responsibility: High standards of personal behaviour and accountability within the role.
